The land is sold subject to, and with the benefit of, all rights of way, whether public or private, any existing or proposed wayleaves, easements or quasi easements, whether referred to within these particulars or not.  The land is accessed via Gutterby, with rights of way over the unadopted track.


Fence maintenance responsibilities, as far as they are known, are shown by inward facing “T” marks.


We understand there to be a natural water supply to a trough at the gate access.  There is a further spring supply on the banks.

Entitlements and Land Transfer

Ulverston Auction Mart Professional, will on completion of the sale, arrange for the transfer of the entitlements and land for £600.00 plus VAT, with payments to be made by the purchaser.



During normal business hours with a set of particulars to hand having due regard to the closing of gates and safety of any grazing livestock.


From the T junction at Valley End, take a right turn onto the A595 to Whitbeck and then the first left to Gutterby. Proceed across the railway line and down an unadopted lane where the land can be found on the left-hand side as marked by our For Sale board.
